  • Our mortgage funds provide loan capital to small-medium sized property developers.
  • These loans are for site acquisition and/or construction.
  • These funds invest in a portfolio of loans and each loan is secured by way of a first mortgage over residential property and other securities as required.
  • Loan value ratios between 65% to 80%.
  • Interest rates ranging between 8.99% to 11.0%.
  • Each mortgage fund is a closed end fund with an investment term of 4 years.

For Brokers
& Developers

  • We are leaders in the private lending space for 2-4 residential unit developments of up to $3 million.
  • We understand the challenges brokers and developers face when seeking development finance.
  • We provide a quick response that is reliable, concise and with reasonable conditions.
  • We charge a simple interest rate from 8.99% per annum, charged on drawn funds.
  • Our loan value ratios range from 65% to 80% of the end value net of GST (margin scheme can be applicable).
  • We charge a fixed, one-off fee of 1.5% + GST – there are no other up front, hidden charges.
  • We respond with a loan offer within 24 hours subject to valuation and QS report.
  • We fund progress claims within 24 hours of receipt of progress reports.
